Where is Salt?
Salt is at 36 Gumeracha Road, O'Sullivan Beach SA 5166. O'Sullivan Beach is a seaside suburb in the southern Adelaide metropolitan area, in the City of Onkaparinga, facing Gulf St Vincent. The suburb page sets out the local facts: the boat ramp, the offshore shellfish reef, the primary school and the post office.
Which blocks are for sale right now?
The Now Selling page lists every released block with its size, frontage and depth, and it shows a price on the blocks still for sale. It is updated as blocks sell, and a block that has sold stays on the list without its price. Prices are not repeated on this page because they would go out of date. Any price shown on the site is indicative only and subject to change.
How does a Salt release work?
Salt is released in stages, a group of blocks at a time. When a release goes public it is open for an offer window of ten to fourteen days. Buyers submit an offer through the online offer form, and Magain Real Estate reviews the offers and contacts the successful purchasers. People registered for VIP access hear about a release before it goes public.
What does Best Offer By mean?
Blocks at Salt are sold by a Best Offer By process rather than first come, first served. You submit your offer before the closing date for that release, and the vendor considers the offers received. The offer form states that you may be one of several parties making offers for the vendor to consider.
How do I make an offer?
Request the offer form and choose your block. The form asks for your details and your offer, and it carries an acknowledgement that if your offer is accepted you will be required to enter into and execute a contract in those terms, and that you have received the R3 and R7 forms. If you have not received those two forms, ask the sales team before you submit.
What is VIP access?
VIP access is the early-notice list for Salt. Register once and you stay on the list for every release that follows, so you hear about a release before it goes public. The same registration covers each release, so you do not need to register again every time a new one opens.
Building at Salt
Can I choose my own builder?
Yes. A block at Salt is not tied to a builder. You select your own builder and build the home you want, working to the estate design guidelines and to the building envelope plan for your block.
Do I have to build within a set time?
Yes. Blocks at Salt carry a build covenant of three years from settlement. What can be achieved inside that period is subject to availability, builder selection and council approvals, so talk to your builder early about their programme.
What is a building envelope plan?
A building envelope plan shows where a house can be built on a block. Each block page on the Now Selling list links one document for that block: a building envelope plan on some blocks, an information sheet on the rest. Your builder works to the building envelope plan for your block when they design your home, so ask the sales team for it if your block page does not link one.
Are there design guidelines?
Yes. Salt publishes design guidelines for the estate, and your builder works to them alongside the building envelope plan for your block. You can read the design guidelines online before you choose a builder.

Can I visit Salt?
Yes. The Salt Sales & Information Centre is at 36 Gumeracha Road, O'Sullivan Beach SA 5166. Request a time to visit, or call 0447 346 523. A request is a request, not a confirmed booking, and the sales team will come back to you to confirm a time.
When is the sales centre open?
The Salt Sales & Information Centre is open Monday and Friday 1pm to 4:30pm, and Wednesday and Saturday 10am to 1pm. Any other time is by appointment, so request a time to visit and the sales team will confirm it with you.
Who is developing and selling Salt?
Salt is developed by OSB Pty Ltd, ABN 92 126 737 255, a developer of residential land in South Australia. Sales are handled by Magain Real Estate. General enquiries go to [email protected] or 0447 346 523.
What is nearby?
O'Sullivan Beach has a boat ramp with protective breakwaters and a large parking area, a government primary school and a licensed post office. An artificial shellfish reef was built about 500 metres offshore in November 2021. The suburb page sets all of this out, with the neighbouring suburbs, the council and the postcode.
